This range covers two very different metal systems. Standing seam (panels with hidden fasteners and premium paint finishes) routinely runs 40–60 years with minimal maintenance: the longest service life in commercial roofing. Exposed fastener systems (visible screws through the panel face) typically run 20–30 years, limited by the rubber washers under each fastener that degrade over time.
How It Works
Two systems. Two very different value props.
Standing seam panels lock together with raised seams that hide the fasteners completely: zero penetrations through the panel face means zero washers to wear out. Exposed fastener systems use overlapping panels held down by visible screws, which is faster to install and cheaper at the front end, but those screws are a recurring maintenance line item over time.

Low maintenance, moderate energy performance.
Low maintenance (especially standing seam), extended install disruption (metal takes longer to install than single-ply), moderate foot-traffic tolerance, moderate energy performance with reflective coatings.
What You Should Know
The fasteners decide the lifespan.
The 2x lifespan difference between standing seam and exposed fastener isn’t about the metal. It’s about the fasteners. A standing seam roof has zero fastener penetrations through the panel face. An exposed fastener roof can have over a thousand on a typical commercial building. Each one is a future leak point.
For long-hold commercial real estate, standing seam often costs less per year of service life than any other system on the market.
Where It Falls Short
Install cost and repair complexity.
Standing seam is the most expensive commercial roofing system at install. Over a 40-year hold, the math works. For a five-year flip, the premium is hard to justify. Repairs are also harder than single-ply. Damage usually means panel replacement, not patching.
